Is it better to go to a bank or a mortgage broker?

A bank only offers its own mortgage products. A mortgage broker has access to multiple lenders and can often secure great rates and terms, plus more flexible approvals—especially for business owners, first-time buyers, and clients with complex income.

How does mortgage pre-approval work?

A mortgage pre-approval estimates the loan amount you qualify for based on income, debts, credit score, and down payment. I review your documents, calculate your numbers accurately, and guide you on how to strengthen your approval before you shop for a home.

What documents do I need for a mortgage?

Most clients need government ID, income documents (paystubs or tax returns), a letter of employment, proof of down payment, and details about current debts. Business-for-self clients may need additional financials. I help you gather exactly what is required.

Can you help business-for-self clients qualify?

Yes. As a CPA, I specialize in business-for-self mortgages—including incorporated professionals, sole proprietors, and clients with fluctuating income. I assess your tax returns, financials, and strategy to help you qualify with the right lender.

Do you charge for mortgage advice?

No. Mortgage advice is free in almost all cases. I am paid by the lender when your mortgage funds. The only exceptions are rare, highly-specialized files, and those are discussed upfront.
